What is included in the monthly HOA fees?

The monthly HOA fees cover exterior building insurance, water, sewer, common area maintenance, parking, elevator maintenance, pool service, reserve funds, roof maintenance, and trash removal.

Are pets allowed at James Place Condominium?

James Place is a pet-friendly community. Certain restrictions on the number, size, and breed of pets may apply. Residents should refer to the official Rules & Regulations in the Member Portal for the complete pet policy.

Can I rent out my unit?

Owners are permitted to lease their units, subject to association leasing requirements, minimum lease terms, and Board approval. Full leasing policies are available in the Governing Documents.

What are the parking rules?

Each unit includes at least one assigned parking space. Guest parking is available on a first-come, first-served basis. All vehicles must be registered with the association. Additional parking rules are outlined in the Rules & Regulations.

How can I get involved in the community?

Residents are encouraged to attend Board meetings, volunteer for committees, or run for a Board position during annual elections. Community participation is always welcome.

What is the process for making architectural changes or renovations?

Any exterior modifications or changes affecting structure, plumbing, or electrical systems require approval from the Architectural Review Committee (ARC). Application forms and guidelines are available in the Member Portal.

Who do I contact for maintenance issues?

Owners are responsible for maintenance inside their units. Common area issues should be submitted through the Member Portal or reported via email.

How do I get access to the Member Portal?

Member Portal access is available to owners only. Owners may submit a request through the Member Access Request Page. Login credentials are typically provided within five business days after verification.
